The City of Louisville draws the McCaslin Corridor as the commercial stretch from Via Appia Way up to U.S. 36. For a long time that stretch was easiest to describe by what had left it. There was a Sam's Club, a Lowe's, an Outback Steakhouse and a Carrabba's. Today almost every one of those addresses has a new name attached, or a plan with one.
None of these changes came as one big project. Each building has filled on its own schedule, under different owners, over about three years. Put together, they have turned the corridor's empty boxes into the places a Louisville household is most likely to go on an ordinary Tuesday: groceries, a pharmacy pickup, a vet visit, a pickleball game, dinner. Here is each address, what it used to be and where it stands as of late October 2026.
550 S. McCaslin: the building that proved the shell could work
The old Sam's Club came first, and the rest of the corridor followed its example. In 2023, BizWest called the site "long-languishing." The first proposal turned 79,000 square feet of the 127,000-square-foot building into a pickleball and food hub, under a company called Parcel O Productions LLC.
It became Relish, owned by Jeff Youngstrom and Tory Leggat. The timeline slipped, as big conversions often do. In April 2024, the Daily Camera expected an opening in the first quarter of 2025. The grand opening came on June 20, 2025, with 19 indoor courts, two outdoor courts, food-hall seating, event space and a patio.
The food side is what turns a sports building into a neighborhood stop. Relish's site currently lists ArepasCO, Salt and Vinegar, Magic Food Bus, Sabor y Salsa, Shari Bowls and Aces, a cold-treat counter with smoothies, acai bowls and ice cream. Drop Shot Coffee and The Bar fill out the space. The Bar pours craft cocktails, local beer and wine. The vendor lineup has shifted since opening day. Lenin's Wood Fired Pizza and Soupsmith were part of earlier rosters.
The building is still changing. A city permit report from September 2026 lists a tenant-finish permit for work "within the Relish Food Hall and Pickleball project." The permit doesn't say who is moving in, but someone is building out space inside the old Sam's Club shell again.
1171 W. Dillon Road: the errand anchor
Relish showed that people would come back to the corridor for something new. The next arrival gave them a reason to come back every week. The King Soopers Marketplace on the former Lowe's site officially opened June 24, 2026. In September 2025, Colorado Hometown Weekly had said only "summer 2026." The store hit that window.
Reports differ on the store's size. 9News put it at 135,500 square feet and ColoradoBiz at 122,000. Either figure makes it one of the biggest single draws on the corridor. Inside you'll find a Starbucks, Murray's Cheese, sushi and an expanded home-and-lifestyle section. A drive-through pharmacy, pickup and delivery, and a fuel center round it out.
The hours that matter for planning, from the store's own listing:
- Store: 6 a.m. to 11 p.m. daily
- Pharmacy: 9 a.m. to 8 p.m. Monday through Friday, 9 a.m. to 6 p.m. Saturday, 10 a.m. to 5 p.m. Sunday
- Fuel center: 6 a.m. to 10 p.m. daily
If you shop on the east side of town, the store at 1375 E. South Boulder Road is staying open. King Soopers said in September 2025 that it had no plans to close it, and that location is still in the company's store locator. The new Marketplace adds a second option. It doesn't replace the first.
The smaller pads fill in around the anchor
Once a grocery store draws daily traffic, the smaller service tenants that need daily traffic follow. In April 2026, BizWest reported that Chewy Vet Care planned to open a Louisville clinic at 459 McCaslin Boulevard, next to the Starbucks and the new King Soopers, with an announced opening date of April 10. Call ahead before your first visit.
A few doors down, the closed Carrabba's at 575 McCaslin is on the city's current developments list. The proposal would convert it into a Bank of America with an interior fit-out and site changes. No opening date has been posted.
A vet clinic and a bank branch won't make headlines, but they're the kind of tenant that keeps a corridor useful all week instead of only on weekends. Here is the whole stretch at a glance:
| Address | Was | Now | Status, late October 2026 |
|---|---|---|---|
| 550 S. McCaslin Blvd. | Sam's Club | Relish pickleball and food hall | Open since June 20, 2025. New tenant-finish permit filed September 2026 |
| 1171 W. Dillon Rd. | Lowe's | King Soopers Marketplace | Open since June 24, 2026 |
| 459 McCaslin Blvd. | Retail pad | Chewy Vet Care | Announced for April 10, 2026 |
| 575 McCaslin Blvd. | Carrabba's | Proposed Bank of America | In city review. No date posted |
| 988 W. Dillon Rd. | Outback Steakhouse, then DJ's Watering Hole | The Dark Horse | Planned. No date announced |
988 W. Dillon Road: the one everybody keeps asking about
The last address on the list has the biggest story behind it. The Dark Horse closed its home of 51 years on Baseline Road in Boulder in March 2026. In April, manager Sean James told the Daily Camera the bar aimed to reopen "ASAP" in the old Outback building off U.S. 36 and McCaslin, as the Denver Post reported. CBS Colorado gave the address as 988 West Dillon Road, a building that was more recently DJ's Watering Hole.
Axios Boulder reported that karaoke and trivia nights are expected to make the move. So are the bathroom doors, a Dark Horse fixture: the men's door has a painted hand pointing to the women's room, and the women's door points to the men's. Much of the old memorabilia was auctioned off, but the team kept pieces meant for Louisville. When 9News covered the Boulder building's demolition in October, it quoted the bar's own promise:
"And yes, the bathroom doors are coming with us."
That same 9News report said it was not clear when the Louisville location would open. It quoted the bar's plan for "the same name, the same charm and hopefully a lot of the same staff." The bar's own website still says it is closed. The original target of "by football season" has come and gone with the building still waiting.
The Dark Horse matters to this story for a reason beyond the drinks. Its old Boulder site is being cleared for Williams Village II, a mixed-use project the Boulder City Council approved in November 2025. When a 51-year-old institution lost its building, it went looking for an existing one, and it found one on McCaslin. Relish took over a warehouse store, King Soopers took over a home-improvement lot, and the Dark Horse is taking over a chain steakhouse.
The longer horizon, just north
The next big change is years away. AdventHealth broke ground on its new Avista hospital at Redtail Ridge on Wednesday, October 14, 2026, and the Daily Camera reported an expected opening in early 2029. This one is a new build, not a reuse, and it will take more than two years. Everything on the McCaslin list above came together faster, in buildings that were already standing.
The hospital already has a name on this season's calendar. The AdventHealth Avista Louisville Turkey Trot runs Thanksgiving morning, November 26, from 9 a.m. to noon, starting at Front and Spruce streets. At the corridor's south end, the city lists Tree of Warmth on December 3 from 11 a.m. to noon at 900 Via Appia Way. The next evening, the Louisville Chamber's Parade of Lights returns to Main Street on Friday, December 4. More than 6,000 people came in 2025. That makes for a full holiday week, with groceries for all of it a short drive from the old Lowe's lot.
